Lime Pointing Versus Cement Pointing Explained

A hard, neat-looking cement joint can seem like the obvious repair for weathered stonework. On an older Aberdeen or Aberdeenshire property, though, it can create a bigger problem behind the surface. Lime pointing versus cement pointing is not simply a choice of finish or price. It is about whether the mortar allows a traditional wall to manage moisture as it was designed to do.

Stone, brick and mortar work together. If one part is much harder or less breathable than the rest, rainwater and moisture can be forced into the masonry rather than safely evaporating through the joint. That can lead to damp patches, crumbling stone faces, frost damage and repairs that cost far more than repointing alone.

What pointing does for your property

Pointing is the visible mortar finish between masonry units. Its job is to seal the outer part of the joint, support the wall face and reduce the amount of rain that reaches the inner structure. It is not just decorative, although a well-finished joint makes a major difference to the appearance of a roofline, chimney, gable or stone boundary wall.

Over time, pointing breaks down through weather exposure, movement, frost and repeated wetting and drying. In north-east Scotland, wind-driven rain and winter freeze-thaw cycles put particular pressure on chimneys and exposed masonry. Once joints become open, loose or deeply recessed, water has an easier path behind the stone or brick.

The right repair mortar should usually be weaker and more permeable than the masonry around it. In simple terms, the joint should take the weathering first, rather than the stone itself.

Lime pointing versus cement pointing: the key difference

Lime mortar is made using lime, sand and water. Depending on the type of lime used, it may set gradually through contact with air or through a combination of air and moisture. It remains comparatively flexible and vapour-permeable after curing.

Cement mortar uses Portland cement, sand and water. It sets hard and quickly, offering strength that is useful in many modern construction settings. It is also much denser and less forgiving of movement than traditional lime mortar.

Neither material is automatically right for every job. Cement-based mortar can be suitable for newer brickwork built with cement mortar, subject to the condition of the wall and the correct mix. The difficulty comes when a dense cement mix is used to repoint older, softer stone or brick that was originally built with lime.

How lime mortar handles moisture

Traditional solid-wall buildings do not usually have the same cavity construction and moisture barriers found in newer homes. Their walls manage moisture by absorbing a limited amount of water and allowing it to evaporate again, mainly through the mortar joints.

Lime supports this process. It allows water vapour to pass through and tends to dry out more readily. If moisture freezes, the lime joint is more likely to sacrifice itself before the surrounding stone does. That is a sensible trade-off: repointing can be repeated; replacing damaged historic stone is more difficult and expensive.

Why cement can damage older masonry

Cement mortar is often harder than old sandstone, granite dressings, brick and traditional lime mortar. When moisture enters through small cracks, adjacent joints or the face of the masonry, dense cement can slow its escape. The water may then travel through the softer stone instead.

When temperatures fall, trapped water can freeze and expand. This may cause spalling, where the face of a stone flakes or breaks away. You may also see damp internally, white salt deposits, cracked cement joints or masonry that deteriorates around otherwise intact pointing.

Cement can also make repairs look out of place. A strong grey joint against weathered stone often creates a harsh, over-pointed appearance, particularly if the joint has been finished proud of the masonry face.

When lime pointing is usually the better choice

Lime pointing is normally recommended for older properties with solid stone walls, historic brickwork, traditional chimneys and buildings that were originally constructed with lime mortar. It is especially appropriate where the existing mortar is soft, sandy or easily removed by hand, or where the stone itself shows signs of age-related wear.

Many period properties across Aberdeenshire have masonry that needs a breathable repair approach. This does not mean every old building needs exactly the same lime mix. The correct choice depends on the stone, exposure level, existing mortar, joint depth and whether the work is on a sheltered wall, chimney stack or exposed gable.

A suitable lime mortar can be colour-matched using appropriate sand and finished to suit the original joint profile. The result should protect the masonry without making a repair look unnecessarily new.

When cement pointing may be suitable

Cement pointing can be appropriate for modern masonry that was designed and built with cement-based mortar. For example, newer brickwork or blockwork may require a compatible cement or cement-lime mix to meet the demands of the construction.

The mortar still needs to be correctly specified. An overly strong mix is not better simply because it is harder. Mortar should suit the brick or block, the wall’s exposure and the movement expected in the structure. Poorly mixed or badly applied cement pointing can crack, pull away from the masonry or allow water behind the joint just as readily as failed lime pointing.

For roofs and chimneys, the condition of flashings, pots, copings and surrounding masonry should also be assessed. Repointing a chimney will not stop a leak if failed leadwork or damaged slates are the real source of the water.

Signs that existing pointing needs attention

Mortar does not need replacement just because it looks aged. Older lime pointing often has a softer, weathered surface while still doing its job. Repointing too early, or removing sound mortar unnecessarily, can harm the wall.

It is time to arrange an inspection when joints are missing or loose, cracks are opening through the mortar, vegetation is growing from deep gaps, or damp and staining appear around chimneys and external walls. Spalling stone, flaking brick faces and loose material falling from a stack should be treated as more urgent concerns, particularly after severe weather.

A close inspection matters because superficial signs can be misleading. A joint may look sound while being detached behind the face, or visible damp may be caused by a roof defect rather than the mortar itself. Photographic evidence helps property owners see what is happening before agreeing to any work.

The right method matters as much as the mortar

Good repointing begins with careful removal of failed mortar to an appropriate depth. On traditional masonry, this should be done without damaging the edges of the stone or brick. Aggressive grinding can widen joints, scar masonry and leave a repair that is difficult to put right.

The joints are then cleaned and lightly dampened where necessary before the new mortar is packed in firmly in suitable layers. Lime mortar needs sensible curing conditions. It should not be allowed to dry too quickly in warm wind or direct sun, and it must be protected from heavy rain and frost while it gains strength.

The final joint profile is important. It should shed water and suit the character of the building, rather than sit thickly across the masonry face. For exposed chimneys, the workmanship needs to be particularly thorough, as even small gaps can allow water into the stack and roof space.

Choosing a contractor for repointing work

Before work starts, ask what mortar is proposed and why it is suitable for your property. A reliable contractor should be able to explain whether the existing wall is lime-built or cement-built, identify related defects, and set out the scope of preparation and protection work.

Be cautious of a one-size-fits-all answer. The best choice may differ between a Victorian stone gable, a modern extension, a boundary wall and a chimney stack on the same property. The assessment should also consider access, weather exposure and any roof repairs needed at the same time.
